Party Wall Requirements

The wall between two units (the 'party wall') must meet both sound and fire requirements. STC 50+ is typical for building codes. Mineral wool is the preferred product: it provides STC 45–52, is non-combustible (ASTM E119 rated), and doesn't require a separate fire barrier in many assemblies.

Floor-Ceiling Assemblies

Sound transmission between floors is one of the most common tenant complaints. Impact noise (footsteps) and airborne noise (voices, TV) both require attention. Mineral wool batts in floor joists reduce airborne STC; resilient channels and mass-loaded vinyl address impact noise.

Exterior Wall Insulation

Exterior walls in multifamily buildings need to meet energy code — typically R-20 to R-25 for cold climates. In buildings with steel framing, continuous exterior insulation may be required. Fiberglass batts in 2x6 walls plus exterior rigid foam is a common assembly.

Fire Separation Between Units

Building codes require 1-hour fire-rated assemblies between units. Mineral wool batts combined with 5/8" Type X drywall typically achieve a 1-hour rating. Check with your AHJ (Authority Having Jurisdiction) for local requirements.
